What a house removal includes

A house removal company usually sends a van and a team of two or more. They protect furniture with blankets, wrap items, carry boxes, and load and unload for you. Many also dismantle and rebuild beds and wardrobes.

Typical costs

Home sizeTypical local price
1-bed£250 to £500
2-bed£400 to £800
3-bed£600 to £1,200
4-bed£900 to £1,800

Indicative for local moves, not offers. Long distance, packing and storage cost more.

How to prepare

  • Book 4 to 6 weeks ahead if you can.
  • Ask for a survey or send photos of every room.
  • Tell companies about stairs, narrow access and parking.
  • Check goods in transit insurance and what it covers.
  • Pack a box of essentials for the first night.

For smaller moves, see man and van. For costs in detail, read the removal costs guide.

How a house removal is different from a small move

A full house removal is a bigger, more planned job than a man and van. A team of two to four people arrives with a larger vehicle, usually a 7.5 tonne lorry or a Luton, and works through the whole home using proper equipment. They protect floors and door frames, wrap and pad furniture, dismantle and rebuild beds and wardrobes if asked, and load the vehicle in an order that makes unloading easier. The company is also responsible, within its insurance terms, for what happens to your belongings while they are in its care. That structure is what you are paying for beyond the van and the labour.

What size of house move do you have?

The number of bedrooms is a starting point but not the whole story. A two-bedroom house with a full loft, garage and shed can be a bigger job than a three-bedroom flat. The quote is based on volume, so a company needs to know about furniture, the contents of the loft and garage, the number of boxes and whether you have large or awkward items such as a piano, a pool table, a safe, a trampoline or garden equipment.

Typical house removal costs

As a guide for local moves, a one-bedroom flat is roughly £250 to £500, a two-bedroom home £400 to £800, a three-bedroom house £600 to £1,200 and a four-bedroom house £900 to £1,800. Prices are higher in central London and in busy periods, and lower for flexible, midweek moves. Distance, stairs, parking, packing and storage all change the figure. Read the true cost of moving house for the other costs people forget, such as parking suspensions, cleaning, redirection of post and overlapping bills.

The best way to know what your move will cost is to compare several quotes for the same job. When you use our form, you describe the same move once, and up to 5 removal companies respond to the same details. That keeps the quotes comparable.

Packing: do it yourself or pay for a service?

Packing is the biggest hidden choice in a house move. Doing it yourself is the cheapest option but it takes longer than most people expect. Many people underestimate the number of boxes, and starting two to three weeks ahead makes a real difference. A full packing service costs more but saves days of work, and a partial service for the kitchen, the books and the fragile items is a popular middle option. Removal companies usually supply boxes, paper, tape and wardrobe cartons. See how to pack for a house move, how many boxes you need and packing service costs.

If you pack yourself, remember that the insurance on boxes you packed may be limited. Ask the company about its terms.

Planning the move day

A calm move day comes from a few decisions made earlier. Confirm the arrival time and the crew size the week before. Check the parking at both ends and, if you need a suspension on a public road, apply to the council well ahead. Our guide covers parking suspensions for removals in London. Defrost the freezer, disconnect the washing machine and take the doors off anything that will not fit. Pack a bag of essentials and keep it with you.

If you are buying and selling, the date is controlled by the legal process and not by you. Read completion day explained and the moving day timeline so you know when keys arrive and what time you must be out. Always ask for a company that is flexible if completion is late in the day.

Insurance and what happens if something is damaged

Removal companies should carry goods in transit insurance. The key questions are the limit of cover per move, whether it covers everything you are moving, and what the excess is. A policy that covers £10,000 may not be enough for a full house, so some people take extra cover for particular items. Ask each company for proof of insurance. Make a note of any items of high value, take photos before the move and report any damage in writing as soon as you find it. Our guides on removals insurance explained and goods in transit insurance go through the details.

Choosing between removal companies

Price is only one part of the decision. A very low quote can mean a smaller crew, a hidden charge, or a company that struggles with the job. Use our guide to choosing a removal company, ask the 15 questions and compare insurance, reviews and what the quote includes. For large moves, ask the company to survey your home, in person or by video, so the price is based on what you actually have.

Some companies are members of a trade body such as the British Association of Removers. Membership is not a guarantee, but it can mean a code of conduct and a complaints route. Read what the British Association of Removers is.

Save money on a house move

You can lower the cost without lowering the quality. Move midweek and mid-month, declutter before you ask for quotes, pack the non-fragile items yourself, and be clear about access so the company does not add time. Selling or donating things you no longer need reduces the volume and so the price. Our guide on how to save money when you move house and the cheapest time to move have more ideas.

Common questions

How many removal companies should I get quotes from?

Three to five is a good range. It gives you a fair view of price without too many calls. CompareMover matches your request with up to 5 companies.

Do removal companies pack for you?

Many offer packing as an add-on. Ask whether boxes and materials are included in the quote.

Should I pay a deposit?

Some companies ask for a small deposit. Be cautious about large upfront payments and get terms in writing.

How far ahead should I book a house removal?

Book as soon as you have a date, ideally four to eight weeks ahead. Fridays, month ends and school holidays book up first, so allow more time for those dates. Last-minute moves are possible but give you fewer choices.

Do removal companies take apart and rebuild beds and wardrobes?

Most do, and many include basic dismantling and reassembly in the price. Some charge extra, or do not do flat-pack furniture. Ask each company and say what you need.

Do I have to be there on the day?

Someone should be present at both ends, or you should name a trusted person, so the crew can ask questions and you can check the load and the final walk-through.

What happens if my completion is late?

This is common. Tell the company your situation when you book. A flexible company will hold the van or the crew and may charge a waiting fee. If you are likely to arrive late, consider booking storage for the night.

Can I send a removal company photos instead of a survey?

Many companies will quote from a list, photos or a video call for smaller moves. For larger homes a survey, in person or by video, gives the most accurate price.

Will the removal company move my plants and food?

Removal companies often refuse perishable food and may be reluctant to move plants, particularly on long journeys. Check before you book and plan to carry those yourself.
