A valuation is not a survey
Your lender's mortgage valuation checks that the property is worth what you are borrowing. It is for the lender, not you, and it does not look for defects. A survey is your own check on the condition of the home.
The three RICS levels
| Survey | Best for | What you get |
|---|---|---|
| RICS Home Survey Level 1 | Newer homes in good condition | A simple report with traffic-light ratings |
| RICS Home Survey Level 2 | Most conventional homes in reasonable condition | Defects, urgent repairs and things to investigate, with traffic-light ratings. An optional valuation is often available |
| RICS Home Survey Level 3 | Older, larger, unusual or altered homes, and homes needing work | A detailed inspection and report with advice on repairs |
Which one should I choose?
- A new-build or a modern flat in good condition: Level 1 or 2. For a new build, a snagging survey is also worth considering.
- A typical house from the last 100 years: Level 2.
- A period property, a listed building, a home with extensions or one that needs work: Level 3.
If the survey finds problems
You can get quotes for the repairs, renegotiate the price, ask the seller to fix them before completion, or walk away before exchange.
Rather leave it to the professionals?Vetted movers can pack, dismantle and rebuild furniture, store and move everything for you. Packing · Dismantling · Storage · Full service

Do I need a survey for a flat?
It is still worth it. A survey can spot damp, roof and structural issues that affect the whole building, and your share of the costs.
When should I book the survey?
Soon after your offer is accepted, so there is time to act on the findings before exchange.
