Step 1 of 4
Solicitor or licensed conveyancer?
Both can handle a purchase or sale in England and Wales. Solicitors are regulated by the Solicitors Regulation Authority and licensed conveyancers by the Council for Licensed Conveyancers. A solicitor can also advise on wider legal issues, which can help with complicated cases such as a lease problem or a dispute.
What to check
- Regulation. Check the company on the Solicitors Regulation Authority or Council for Licensed Conveyancers register.
- Lender panel. If you have a mortgage, the company must be on your lender's panel.
- Experience. Leasehold flats, new builds and shared ownership need extra work. Ask if they do these often.
- A clear quote. Legal fee, searches, Land Registry fee, any leasehold or new-build supplements, and VAT.
- Communication. Who will handle your file, and how you can reach them.
Questions to ask
- Is the fee fixed, and what would make it go up?
- Is there a no-sale, no-fee or reduced fee if the purchase falls through?
- How many cases does each conveyancer handle?
- Do you have an online portal for updates?
Red flags
- A quote far below everyone else, with extras added later.
- Bank details sent by email. Always confirm bank details by phone using a number you trust before sending money. Conveyancing fraud is common.

Should I use the solicitor the estate agent recommends?
You can, but you do not have to. Agents may receive a referral fee, which they should tell you about. Compare quotes yourself.
When should I instruct a conveyancer?
As soon as your offer is accepted, or before you put your home on the market if you are selling.
