The big differences
Moving from England to Scotland or Wales is a domestic move, but several parts of the system are devolved, so some rules, taxes and services are different. It is worth checking each one before you commit, especially if you are buying. This page is a general overview, not legal or tax advice. Always check the official guidance for the nation you are moving to.
- Buying property. Scotland has a different legal process from England and Wales, with offers and a binding agreement earlier in the process, and sellers usually provide a Home Report. Wales uses a similar process to England.
- Property taxes. Scotland uses Land and Buildings Transaction Tax (LBTT), and Wales uses Land Transaction Tax (LTT), instead of Stamp Duty Land Tax in England. Rates and reliefs differ and change, so check the official calculators.
- Council tax. Each nation has its own bands and rules, and you must register at your new address.
- Renting. Tenancy law differs between England, Scotland and Wales, including the type of tenancy, deposit schemes and notice rules.
- Schools, health and services. Education systems and some health policies differ. Register with a local doctor and check school admissions and deadlines.
- Language. In parts of Wales, Welsh is widely spoken, and public services are available in Welsh.
Practical moving issues
Distance is the main cost. A move between England and Scotland is usually a long distance move priced by volume and distance, and a full load is common. A move into Wales may be shorter, but rural and mountain roads can add time, and some areas have limited access for large vehicles. Ask companies about experience with your destination, the delivery window and where your belongings stay overnight on long journeys. See long distance removals.
Island and rural destinations
If you are moving to an island or a remote area, you may need a ferry or a bridge crossing, and delivery may be on set days. Say so in your request, and ask the company to confirm the timetable and the extra cost.
