Get at least three valuations
Invite three or more local agents to value your home. Be wary of a valuation far above the others: some agents overvalue to win your business, then ask you to reduce the price later.
Fees
- High-street agents usually charge a percentage of the sale price plus VAT, paid when the sale completes.
- Online and hybrid agents often charge a fixed fee, sometimes paid upfront whether or not you sell.
- Ask exactly what is included: photos, floor plans, viewings, portal listings and sales progression.
Contracts
| Contract | What it means |
|---|---|
| Sole agency | One agent sells your home, usually for a lower fee |
| Multi-agency | Several agents; you pay only the one who sells, at a higher fee |
| Sole selling rights | The agent earns a fee even if you find the buyer yourself. Read carefully |
Check the tie-in period and notice period before you sign.
Questions to ask
- How many similar homes have you sold nearby recently, and how quickly?
- Who will do the viewings?
- Which property portals will you list on?
- How will you progress the sale after an offer?
- Which redress scheme do you belong to? All estate agents must belong to one.
Once you have a buyer
Instruct your conveyancer, plan your timeline and start comparing removal quotes, so you are ready when contracts exchange. See moving out when selling your home.
Frequently asked questions
What fee do estate agents charge?
It varies by agent and area. High-street agents usually charge a percentage plus VAT on completion; online agents often charge a fixed fee. Compare what is included, not just the price.
Can I change estate agent?
Yes, but check your contract for the tie-in and notice period, and any fee if a buyer introduced by the first agent buys later.
