What a Home Report is

In Scotland, most sellers must provide a Home Report before putting their home on the market. Buyers can ask for a copy, so they know about the condition and value before making an offer.

What it includes

  1. A single survey: a chartered surveyor's report on condition, with a valuation.
  2. An energy report: the home's energy efficiency rating and recommendations.
  3. A property questionnaire: the seller's answers about council tax, parking, alterations, disputes and more.

Who pays and how long it lasts

  • The seller pays for the Home Report.
  • It should be no more than 12 weeks old when the home is first put on the market.
  • Buyers' lenders often rely on the valuation in the Home Report.

For buyers

  • Read the condition ratings carefully: 1 is fine, 2 needs repair or attention, 3 needs urgent repair.
  • You can still commission your own survey if you want more detail.
  • Scottish buying uses offers and missives, with a fixed date of entry. Book your removal as soon as the date is agreed.
